Licia LeGrant | Founder | Architect
With 25 years of experience in commercial architecture, I’m a licensed architect in the Inland Northwest with a passion for creating spaces that enhance both the built environment and the communities they serve.
I have experience in all phases of design, from pre-design through construction, with project types that include a variety of commercial buildings such as office, retail, mixed-use developments, medical, and financial institutions.
At LL Studio Architect, my focus is on strong client relationships, thoughtful design, and effective project management—my true superpower. I believe great architecture is built through collaboration, trust, and a shared vision.

Program Development: Define and refine space requirements, adjacencies, and performance criteria to form the basis of design.
Preliminary Code Assessment: Evaluate applicable building codes, accessibility requirements, and life-safety considerations that may influence design options.
Conceptual Massing & Layouts: Develop early diagrams and test-fit layouts to explore possibilities, assess practicality, and visualize potential solutions.
Budget & Schedule Alignment: Compare design concepts to preliminary cost expectations and project timelines to ensure feasibility and alignment with client goals.
Specialty Zoning and Jurisdictional Applications/Processes: Specialty zoning and jurisdictional processes often involve additional review to ensure a project is appropriate for its site and community context. This may include SEPA environmental review, Conditional Use Permits for activities not typically allowed in a zoning district, or zoning variances when project conditions warrant flexibility from standard regulations.

Schematic Design: Develop initial design concepts, massing, and layout options; establish overall project direction and confirm alignment with client goals.
Design Development: Refine the selected design, define materials, systems, and technical details; coordinate with engineering consultants to solidify the building’s structure and performance.
Consultant Engineering Services: Full coordination with structural, mechanical, electrical, civil, and specialty consultants to ensure all systems align with the architectural vision. Regular meetings and integrated drawing reviews help resolve conflicts early and maintain a cohesive, construction-ready design.
Construction Documents: Produce detailed drawings and specifications used for permitting, pricing, and construction; ensure clarity and accuracy to guide builders and support a smooth construction process.
Permitting: Managing the full permitting process from start to finish, coordinating with local jurisdictions, preparing required documentation, and addressing review comments. This comprehensive approach ensures a smooth, efficient approval process and minimizes delays for the project.

Bidding & Negotiations: Assist the client in soliciting bids, reviewing contractor proposals, clarifying scope, and supporting a selection of the most qualified builder to ensure the project aligns with budget and expectations.
Construction Administration: Oversee the construction process through site visits, submittal reviews, RFIs, and coordination with the contractor to verify adherence to the design intent, resolve issues quickly, and maintain project quality.
